Rules and regulations for short-term rental properties:
By renting this property, you agree to comply with these rules and acknowledge that you are aware of them and are responsible for the legal and financial consequences of not following or violating them.
Building access:
to. As part of our safety protocols, we kindly request that after booking the apartment, you provide a copy of the passport of all guests who will be staying. This is to ensure that security can properly verify and grant access to the building facilities. The safety and well-being of our guests is of utmost importance to us.
Occupancy limits:
to. The maximum number of guests allowed is indicated in the apartment description. Additional overnight guests are not permitted without prior approval.
b. Visitors must vacate the property by [11am].
Noise and disturbances:
to. Guests must refrain from excessive noise, loud music or any behavior that may disturb the peace of the neighborhood.
b. Parties or events involving a large gathering of people are strictly prohibited.
C. Quiet time is between 8:00 p.m. m. and 8:00 a.m. m.
Smoking and Illegal Drug Use Policy:
to. Smoking is strictly prohibited inside the property. Guests should smoke only in designated outdoor areas, if available.
b. Proper disposal of cigarette butts is mandatory and guests must ensure that no trash is left behind.
C. Smoking and/or the use of illegal drugs on the premises is strictly prohibited and may result in immediate rental termination and fines.
Pets and animals:
Pets are not permitted on the premises unless prior written authorization has been obtained.
Property Care, Damage and Security Deposit:
to. Guests are responsible for the property during their stay and must maintain it in a clean and tidy condition.
b. Any damage or breakage must be reported immediately to the owner or property manager, and guests will be responsible for repair costs.
C. A security deposit will be collected before the rental period begins and deductions may be made for damages, excessive cleaning, or violation of rental rules.
Illegal activities:
to. Any form of illegal activity is strictly prohibited on the premises.
b. Guests should not engage in any activities that violate local laws or regulations.
Parking and Traffic:
to. Visitors should park only in designated areas, avoiding blocking driveways or impeding the flow of traffic.
b. Guests must respect the property's parking regulations and ensure that their vehicles do not cause a nuisance to neighbors.
Cleaning and maintenance:
to. Guests must maintain the cleanliness of the property during their stay and leave it in a reasonably clean and tidy condition upon departure.
b. Excessive cleaning required due to negligence or failure to follow rules may result in additional cleaning charges.
Garbage deposit:
to. Guests must dispose of garbage in the designated containers (garbage room) and in the garbage closures located on one of the emergency stairs.
b. Leaving trash outside the apartment door or other common areas will result in fines.
Access to keys and property:
to. Guests must protect the electronic FOBs or card keys provided and not share them with unauthorized persons.
b. Guests must properly secure the property whenever they leave and lock all doors and windows.
Parking lot:
to. Guests must park their vehicles only in designated areas and follow any parking rules or restrictions established by the property or local authorities.
b. Parking on neighboring properties or blocking access to driveways is strictly prohibited.
c. Failure to comply will result in fines.
Compliance with local laws:
to. Guests must comply with all applicable laws, regulations and ordinances, including but not limited to noise regulations, zoning rules, and restrictions on illegal activities.
b. Any violation may result in immediate termination of the rental agreement without refund, eviction from the property, fines and may have legal consequences.
Respect for property and neighbors:
to. Guests must treat the property and its surroundings with respect.
b. Any behavior that causes harm, annoyance or disruption to neighbors, including harassment, threats or illegal activities, is strictly prohibited and will result in termination of the rental agreement, fines and eviction from the property.
Termination and Fines:
to. Failure to comply with these rules may result in immediate termination of the rental agreement and eviction of the guest from the property.
b. Additionally, fines may be imposed to cover damage and additional cleanup.
C. Guests will be responsible for any legal consequences resulting from violations, as well as legal costs and fees to avoid any legal liability of the host and the property, including Forfeiture laws.
